Specialty: Portfolios, HOAs & Restaurants

The plumber
your portfolio
can count on.

We're the specialty vendor for property managers, HOAs, restaurant owners, and out-of-state landlords across the Valley. Every account gets a dedicated dispatcher who knows your portfolio, photo-documented invoices on every job, and technicians who are as careful with the tenant interaction as they are with the plumbing itself.

Who we work with

One vendor for five kinds of customer.

Whether you're a homeowner, rental homeowner, property manager, HOA, or restaurant, TCH Plumbing has your plumbing and HVAC needs covered.

A

Property managers

Single point of contact. Owner-approval workflow built in. A photo on every invoice. Vendor-portal integrations on request.

B

HOAs and community

Common-area mains, sub-meter testing, backflow testing and certifications, drinking fountains. Board-level proposals on request.

C

Restaurants

Restaurants need a plumber that is familiar with health codes and understands the importance of getting drains clear and water heaters up and running quickly. Keeping your kitchen open is top priority.

D

Rental homeowners

If you own a rental in the Valley, we'll keep it in good working order. We coordinate access with your tenants, quote repairs before we start, and send before-and-after photos with every invoice so you always know what was done.

E

Out-of-state owners

If you're self-managing a rental in Arizona from somewhere else, we act as your eyes on the property. We quote the work, wait for your approval, complete the repair, send before-and-after photos, and invoice without surprise charges.

Inside the program

What "specialty vendor" actually means.

Dedicated dispatcher

One person who knows your portfolio, your NTE limits, and how each owner likes to be reached.

Photo-documented invoices

Every job lands in your inbox with before/after photos and a one-paragraph plain-English narrative. Owners stop asking questions.

NTE-aware quoting

Tell us your not-to-exceed once. We quote within it or call before crossing it, every time.

Tenant-friendly techs

Background-checked, uniformed, and trained on tenant interactions. Owners hear about us from their tenants, not the other way around.

"So glad I found TCH. I live out of state, but have a rental in AZ and panicked a bit when my neighbor said there was a leak. Alexis was great with sending Kaden over the same day and finding the culprit — an old kitchen faucet that had been leaking."

Common PM questions

What property managers ask first.

From NTE limits to onboarding speed — here's how we work.

Do I get a dedicated dispatcher for my portfolio?

Yes. Every PM account gets a dedicated dispatcher who knows your portfolio, your NTE limits, and how each owner prefers to be reached. You never explain your accounts twice.

How do you handle NTE (not-to-exceed) limits?

We log the NTE for each property in your account and our dispatcher checks every quote against it before scheduling work. If a repair will exceed the NTE, you get a call and a written quote before we proceed — never a surprise invoice.

Do your invoices include photos?

Yes. Every PM invoice ships with before-and-after photos and notes from the technician so you can document the repair for your owner without chasing us for backup.

Do you work with HOAs?

Yes. We handle common-area plumbing, irrigation cross-connections, backflow certifications, and clubhouse and pool-deck repairs for HOAs across the Valley. We coordinate access with on-site staff and bill back per your community guidelines.

Will you take on out-of-state landlords with just one rental?

Yes. Out-of-state owners are one of our specialty customer types. We coordinate access with your tenant, quote before we start, and send before-and-after photos with every invoice so you always know what was done.

How do I set up a new account?

Call 602-910-3151 or email our administration inbox. Most new PM accounts are fully onboarded the same day, including NTE limits, billing setup, and tenant contact preferences.
